SMS Policy

This SMS Policy explains how BrokerMule ("we", "us", or "our") sends text messages through the Service and the choices available to message recipients. This policy supplements our Privacy Policy and Terms of Service.

1. Opt-in

Text messages are sent to buyers only after a realtor has added the buyer's phone number to the Service and the buyer has consented to receive listing alerts via SMS. Consent is obtained by the realtor directly — for example, through a buyer intake form, verbal agreement, or prior relationship.BrokerMule does not purchase phone lists or send messages to recipients who have not been added by a realtor using the Service.

2. Message content

Messages contain real estate listing alerts personalized to the buyer's search criteria, including property addresses, prices, bedroom and bathroom counts, and links to view full details. Messages may also include the realtor's name and a link to the buyer's personalized portal. Buyers can interact with messages by replying with keywords such as SAVE, TOUR, or STOP.

3. Message frequency

The frequency of messages depends on how often new listings matching the buyer's criteria become available and how the realtor configures their alert schedule. Typically, buyers receive up to one message per day when matching listings are found. If no new listings match, no message is sent. Buyers are not charged by BrokerMule for receiving messages, but standard message and data rates from the recipient's mobile carrier may apply.

4. Opt-out

Buyers can opt out of receiving SMS messages at any time by:

  • Replying STOP, UNSUBSCRIBE, CANCEL, or END to any message; or
  • Contacting the realtor directly and requesting removal.

Upon opt-out, the buyer's phone number will be removed from active SMS delivery. The realtor will be notified that the buyer has opted out. Opt-out requests are processed immediately and apply to all future messages from the Service.

5. Help

Buyers can reply HELP to any message to receive information about the Service, opt-out instructions, and contact details for support. Buyers may also email support@brokermule.com for assistance.

6. Carrier requirements

Messages are sent through registered A2P 10DLC campaigns in compliance with US carrier guidelines. Each message identifies the sender and provides a clear opt-out mechanism. We do not send messages containing prohibited content, including but not limited to adult content, weapons, illegal drugs, counterfeit goods, or fraudulent schemes.

7. International messaging

The Service is designed for use with US phone numbers. If a buyer's phone number is international, message delivery is not guaranteed and additional carrier charges may apply to the recipient. Realtors should confirm that international messaging is appropriate for their buyer before adding non-US numbers.

8. Data retention

We retain SMS delivery logs (including timestamps, message content summaries, and delivery status) for up to 90 days for troubleshooting and compliance purposes. Buyer engagement records (such as saved listings and tour requests) are retained as long as the buyer's profile is active in the realtor's account. See our Data Policy for details.

9. Realtor responsibilities

Realtors using the Service are responsible for ensuring that they have proper consent to send SMS messages to each buyer, maintaining accurate opt-in records, and honoring opt-out requests promptly.BrokerMule reserves the right to suspend accounts that send messages without proper consent or that generate excessive opt-out or spam complaints.
